We were approached by a family in Norwich looking to transform their dated 1970s kitchen into a modern open-plan living and dining space. The existing layout was cramped and closed off from the garden, making the home feel dark and disconnected. Our brief was to extend the rear of the property by 4.5 metres, reconfigure the internal layout, and deliver a high-spec finish throughout.
The Challenge
The main structural challenge was removing a load-bearing wall between the kitchen and dining room while simultaneously building the new extension on a site with a shallow foundation. We conducted a full structural survey before breaking ground, designed a steel RSJ beam to carry the load, and poured new reinforced concrete footings to the required depth.
Planning permission was secured within 6 weeks thanks to our in-house drawings team, who worked closely with the local authority to ensure the design complemented the existing street scene.
What We Did
The project began with demolition of the existing rear wall and single-storey lean-to. We then laid new foundations and erected the blockwork shell before installing a full-width aluminium bifold door spanning the entire rear elevation — bringing light and garden views into the heart of the home.
Internally, we fitted underfloor heating throughout the new extension, reconfigured all plumbing and electrics, and installed a fully bespoke kitchen designed around the new space. The flooring is continuous large-format porcelain tile across both old and new areas, creating a seamless flow.
The exterior was finished in a sand-faced brick selected to closely match the existing property, with a flat sedum roof on the extension providing both insulation and an attractive green finish visible from the first floor.
The Result
The finished space is over double the size of the original kitchen — bright, airy, and fully open to the garden. The family now has a dedicated cooking area, a large island for dining and entertaining, and a separate snug space where the old dining room used to be.
The project was completed in 11 weeks, on time and within the agreed budget of £68,000. The client has since recommended us to three of their neighbours.
